The Preconstruction Manager leads all preconstruction activities from concept through Guaranteed Maximum Price (GMP), ensuring accurate estimating, strong client relationships, and a seamless transition to construction. This role manages budgets, schedules, subcontractor relationships, and collaboration with owners, designers, and project teams.
Key Responsibilities:
- Manage the preconstruction process, schedules, and client expectations.
- Develop accurate quantity takeoffs, cost estimates, budgets, and GMPS and interpret construction documents, contracts, and specifications.
- Coordinate with project teams to ensure successful project handoff to construction.
- Maintain and expand the subcontractor database and trade partner relationships.
- Participate in procurement, pursuit, and business development activities.
- Utilize estimating and project management software effectively.
- Apply Lean Construction principles and obtain certification as required.
- Communicate professionally and effectively with all project stakeholders.
- Uphold company policies, procedures, and professional standards.
Qualifications:
- Experience in preconstruction, estimating, or construction management.
- Strong understanding of construction estimating, contracts, and project delivery methods.
- Ability to read and interpret construction documents and specifications.
- Proficiency with construction technology and estimating software.
- Excellent communication, organizational, and leadership skills.
