Seeking an experienced Residential Construction Site Supervisor / Superintendent to oversee residential renovation projects primarily located throughout Chicago's South Side. Projects primarily consist of scattered-site interior renovations of 1–4 bedroom apartments and 2–4 bedroom single-family homes. Scopes may also include exterior improvements such as roof and porch repairs and property landscaping. The assignment may be extended, with potential conversion to permanent employment depending on project volume, business needs, and individual performance. Unlike a traditional single-site assignment, this position requires rotating between multiple properties, coordinating subcontractors, monitoring construction progress, and ensuring work is completed safely, efficiently, and according to project requirements.
The ideal candidate is a hands-on construction professional who can work independently, anticipate field challenges, and effectively coordinate multiple residential renovation projects.
Key Responsibilities
● Oversee daily field operations and coordinate subcontractors and laborers across active residential renovation projects.
● Monitor workmanship, safety compliance, project progress, and timely completion of assigned work.
● Coordinate subcontractor activities, work sequencing, and short-term field schedules.
● Conduct regular site visits to monitor progress and identify potential issues or delays.
● Lead weekly toolbox talks and project status meetings with subcontractors and field personnel.
● Attend client walkthroughs, preconstruction meetings, and project inspections as required.
● Maintain accurate field documentation, including progress updates, site photographs, and identification of outstanding work.
● Monitor punch-list items and coordinate corrective work through completion.
● Communicate regularly with the project management team regarding schedules, field conditions, material needs, and potential project challenges.
● Serve as a day-to-day field contact for project stakeholders while escalating scope changes and significant project decisions to management.
● Respond to urgent site needs during active construction as reasonably required.
Qualifications
● Demonstrated experience supervising residential construction, rehabilitation, or renovation projects.
● Previous experience as a residential superintendent, site supervisor, or experienced construction foreman.
● Strong understanding of residential construction methods, trade sequencing, and quality standards.
● Proven ability to coordinate subcontractors and oversee multiple smaller projects simultaneously.
● Ability to read and interpret construction drawings, scopes of work, and project specifications.
● Strong organizational, problem-solving, and communication skills.
● Ability to work independently, prioritize competing demands, and make sound field-level decisions.
● Reliable transportation for travel between scattered job sites throughout Chicago.
● Professional communication skills and experience interacting with clients, inspectors, and project stakeholders.
Preferred Qualifications:
● Experience overseeing occupied or vacant residential rehabilitation projects.
● Prior experience with government-funded or publicly administered construction projects.
● Familiarity with construction safety practices and field reporting procedures.
